Started getting into the subletting game. It’s been quit lucrative for me.

The dream has always been to own multiple properties and rent them. A lofty dream these days given than the housing market is so impossibly high. However, in high price markets, there are still opportunities for making money of renters. Renting rented properties to renters. I have given a go at renting low-cost units and then renting those units out at a 35% increase to my own rent. I definitely have to jump through more hoops with landlords to get a subletting approval in writing, but for the right price and then right landlords, it’s possible. I’m subletting 12 units in a student neighbourhood to low income individuals and student and bringing in 3000$ a month. I haven’t quit my day job, but pretty soon I’ll be able to put my down payment on a second house and start renting that.
