Quit now or wait till a new job lines up?

Background: I’ve been at my job 3 years. Only received a 2K raise and no new title DESPITE going from a office coordinator to a client facing project manager position. Only started making 45k this year. My job recently announced the hiring of a new Project manager after I asked to be formally recognized as a PM and receive a raise along with it. 2 weeks after my boss said he’d “consider it” they announced a new person starting as a PM. The thing that literally is breaking my back here? We have minimal parking. Only 3 spots. I’m being asked to find an alternative place to park now that this new person is starting. Even though I get there first and stay latest, I need to give up my spot. So I’ve talked myself up to quitting this job at the end of the week. What scares me is…

My job recently announced the hiring of a new Project manager after I asked to be formally recognized as a PM and receive a raise along with it. 2 weeks after my boss said he’d “consider it” they announced a new person starting as a PM. What scares me is I don’t have any anything else lined up.

Should I:

A. Quit and never look back. Apply to jobs like crazy.

B. Threaten to quit if I don’t get a raise and see what his response is.

C. Wait until I have something lined up so it’s a less scary transition.

Mind you, if I quit they will totally be screwed. I’m planning loads of events and opportunities that won’t really kick off until October and end in January. And no one else is working on this but me. But I’m overworked, underpaid, and very unhappy. What would you do?
