So I researched some taktics to generate passive income, because honestly who really wants to work for someone else's dream their whole life. If I have to pay to play and it's allowed to generate that money other ways then spending time, why would anyone ever work for someone else that they don't know.
So I reached renting out apartments as a possible way. The basic concept is, you build a credit score and buy a house with as few as 3.5% of your own money, with the rest being bank money.
You then put some work into the property. The bank sends someone to reevaluate the house because you put work in and now it's worth more. Based on that higher price of the house, you can calculate a higher rent.
You then find someone to rent your place. Every month they send you x amount of money and you send y amount of money to the bank to cover your credit payments. The passive income comes from x being higher then y, so the rent someone pays you, is higher then the money you send to the bank, leaving you with some spare cash. For example you charge 650$ rent and the bank payment is 600$ so you have a passive income of 50$.
Now you may have already realized it but for those of you who didn't, yes you basically let someone pay you to buy you a house. So you get paid for letting someone else pay for your house. They could also just buy that house, because they could easily cover the bank payments of 600$ if they can afford 650$ rent every month, but some bank decided they weren't credit worthy enough for some arbitrary reason.
Now I know there are a lot of cases where renting something makes more sense then buying it but I feel like it should be easier to buy houses and people should be educated about how the financial shit in the background works. A lot of people live in the same house for their whole life without realizing they would have been able to just buy and not rent and therefore not having to pay the cost of living in their retirement anymore, cutting the cost of living to a minimum. Making a profit with someone's basic needs shouldn't be concidered a noble and fancy job, it's a capitalist stunt and the fountain never gets dry because people will always need a roof above their head.
I don't know what yall think about this but I think it's fucked up that you can just make people pay off your house. What might be even more fucked up, is that after the house is paid off, you still get charged full rent and the landlord gets to bag everything without any real reason other then 'everyone else does it and it's the market value so why should I?', they don't have to pay 600$ every month for that house anymore so you just pay to live in their house that you bought for them.
Let me know what yall think about this, maybe I'm just not seeing a bigger picture but this could be designed way more fairly.
