Landlord sucks/Is this allowed?

Not sure if this is the right place to post this, but basically title. A bit of background, my girlfriend and I moved into an older apartment building last summer (out of necessity and it was cheap ~8XX/month). Upon moving in, we found the landlord had not had a chance to update the unit (we were told it's been years since someone lived in this unit). When we first came, we had to do a thorough cleaning of dust and cobwebs (not ideal since I have asthma, but we powered through). Ever since we have moved in, there have been nothing but problems. My girlfriend and I started keeping a list for legal purposes: The front door doesn’t unlock sometimes bc it gets jammed. The key is also so old that we cannot have it replicated (we tried several places), so one of us pretty much as to be home…

When we first came, we had to do a thorough cleaning of dust and cobwebs (not ideal since I have asthma, but we powered through).

Ever since we have moved in, there have been nothing but problems. My girlfriend and I started keeping a list for legal purposes:

  1. The front door doesn’t unlock sometimes bc it gets jammed. The key is also so old that we cannot have it replicated (we tried several places), so one of us pretty much as to be home to let the other in, or leave the door open –> security issue
  2. the ac doesn’t work well if it is above like 80 outside, we sweat to death in here. A/C also gives off a smell in the apartment. Landlord checked and changed filter, but refuses to update our unit A/C.
  3. our hot water broke twice, once with the handle in the bathroom coming so loose. We had to take cold showers for 48 hours until our landlord had someone come “fix” it, which eventually lead to our landlord having to replace the entire handle.
  4. We have to pay our borough for parking passes. We were not made aware of this prior to move in and it is not stated in the lease, so that adds a extra $100 every 3 months to our expenses. Also, landlord claims he did not know about the parking situation??? He recently became the landlord prior to us moving so basically told us to figure it out
  5. Half the rooms are only 2 prongs on the outlet, but most common things such as laptops and such use 3 prongs.
  6. the top slot of the electric port doesn’t work in the kitchen (aka fire hazard)
  7. We don’t have access to the electric breaker. Our electricity literally went out tonight and I sat in the dark, trying to do homework on a hotspot for 7-8 hours. We also do not have a maintenance team, our landlord sends his friends. No on call maintenance for anything like this either.
  8. Half the lights and ceiling fans don’t work, even upon replacing the light bulbs. Landlord was notified upon move in and nothing as been done and it's been MONTHS.
  9. The clothing pole to hang clothes fell randomly out of one of our closets. Landlord has also not fixed this
  10. The back stairs are a death trap, my girlfriend fell once during the rain and he basically said “those steps are only for emergencies”, even though that's the primary access to our “parking lot” and other tenants also use the staircase. Also, again, not mentioned in the lease
  11. there is literally no fucking parking (yes I said this twice)
  12. The back stair lights are not even completely fixed (only 1-2 are functional and it is hard to see at night)
  13. Landlord has tried to blame myself and my girlfriend for others in the community leaving excessive dog poop (not picking up after their dogs) despite the fact we do not even walk around the particular location. We prefer long walks with our dogs.

Like I said, not sure if this is the right place, but thanks for letting me vent.
