Kinda ELI5. Why is WFH more expensive than giving up the commercial space?

As the title says. If the return to office craze is about expensive commercial real-estate, why not give up the building? The attrition and brain drain has to be more debilitating than just giving up the unused office space. I'm looking for any kind of argument I can use to help argue against RTO.
