Suggestions for Talking Points on trying to convince my boss to let me WFH?

I work in an office environment where, part of our workforce is WFH and the other part is in-office. It seems like a very skewed concept where favoritism plays a huge role. Fortunately I am in the good graces of my boss, and I really want to have a conversation with him about transitioning to work from home. He said after a year it would be possible, but since I got hired (roughly 5 months ago), they’ve hired people fully remote from the get-go. So I’m considering shooting my shot because, why not? Any suggestions for valid reasons a WFH schedule would benefit both parties is greatly appreciated.
