Am I unreasonable?

So I am a fully remote cyber security analyst right now. A recruiter came to me about a possible position in the Boston suburbs. Said I would have to relocate. I told him it would take a strong incentive for me to go. He asked what it would take and I told him. Relocation costs. Paid temporary housing for at least 2 months. Additional salary to cover commuting costs that I don't have now. Increased salary proportional to the cost of living increase between here and there which was 45%. I also said that my current mortgage is 2.65% (thanks VA loan). The average national rate is 7.1% at the time I checked. Told them I would require an amount to buy down my interest to 2.65 again. Considering the average cost of housing for a comparable house out there is 850-900k even with a 20% down payment they would…

I also said that my current mortgage is 2.65% (thanks VA loan). The average national rate is 7.1% at the time I checked. Told them I would require an amount to buy down my interest to 2.65 again. Considering the average cost of housing for a comparable house out there is 850-900k even with a 20% down payment they would have to come up with around 32k after taxes to pay down my rate.

The recruiter said that's a bit too much. I told him, you asked. Completely fair imo. Didn't include the bonus my company gives me or the losses from selling my home due to paying agent fees. Should not have to compromise on my current standard or living. Am I being unreasonable for requiring this?
