Why are most major companies requiring return to office 3 days a week?

Not only did my company implement this, I've noticed this trend with several large companies from different fields. Some Tech, some finance, some real estate/sales. It's across the board. What is the logic behind this? Are they getting some sort of subsidy or incentive by requiring RTO 3 days a week? Or are they trying to get people to quit without having to pay severance? Or are they actually trying to discourage job hopping/quiting by making it a requirement almost everywhere? Because it's definitely less productive then just working from home. I don't understand why WFH became a problem overnight.
